As soon as you think you have finished preparing your home for sale, put yourself in the shoes of a prospective buyer and begin evaluating every aspect of your home to see what can be done to improve your homes appeal.
You would be surprised at how even a minor item can reduce the perception of your home's value when a buyer first looks at your homes curb appeal. In this video, Brendan explains the game plan you can use to evaluate your home. Ep77. The Buyers Are Coming, Ready Or Not!
Many home sellers have learnt that when you list your property for sale, the buyers are coming, ready or not. The internet has caused real estate marketing to become close to instant. Within days of it being listed online, literally hundreds or even thousands of potential buyers have run their eye over it.
This brings the possibility that your greatest desire could also become your greatest fear. It's the early offer. Do you accept it, or is there an even better offer still to come? Ep76. School Catchment Zones
A school catchment zone is the geographical location where a school's core intake of students must live and are put in place to ensure that each school has sufficient capacity for every local student to enroll.
Students may still apply to enroll at a school outside of their catchment area but enrollment is not guaranteed. A state school's ability to accept students who live outside its catchment area depends on the schools Enrollment Management Plan. Link to view Edmap (School Catchment Website) - click here Ep75. Don't Get Caught With A Land Tax Bill
Most Queensland property owners are not liable for land tax because the value of their land (excluding their own home) is not high enough.
It's also a tax that most people don't even think about until they receive their first assessment time, however with some planning during the early stages of building your property investment portfolio, strategies can be put in place to minimise it's cost to you. In this video, Brendan explains what land tax is and some strategies that can be implemented to save you money. Ep74. New Use For Old Railway Goods Shed

Toowoomba Bypass Construction Update - August 2016

Is Now A Good Time To Sell In Toowoomba? We are regularly asked when is the best time to sell. The answer to this question will be different for different people with different circumstances. There is a huge amount of infrastructure being constructed at the moment which will create a massive amount of jobs in future years, so for some people it may be an option to keep their home as an investment. Others need to sell in order to buy a new home.
It's extremely important that people consider all the options available to them based on facts. With that information they are then able to make an informed decision. It's Feel Good Friday - Volunteers at Toowoomba Visitors Centre
RE/MAX Feel Good Fridays are all about recognising those people in our community who do an outstanding job; are overcoming some of life's challenges; or are the quiet achievers that always give it 100% with no expectation of reward.
Today our recipients are the wonderful volunteers at the Toowoomba Visitor Information Centre. Over 80 volunteers open the centre 7 days a week to greet visitors to our beautiful city and help them with all the information they need. Many of the volunteers have been there for over 10 years and today we thank them for the wonderful community service they provide. Approvals for the First Home Buyer Grant are at an all time low!
One would think with the first home grant being increased to $20,000 that this offer would be extremely popular. However changes made to the type of property that must be purchased might be some of the reason for it's decline. There is also another interesting statistic that has been discovered, and that is they type of property is quickly increasing in the popularity with first time buyers .... and it isn't what you would expect.
House Affordability - Was it easier for the baby boomers?
It is very difficult to to say weather houses were more affordable during the 70's then now because the world is simply a different place. The population is now more centred around the capital cities whereas in the past more of the population lived in rural areas which were more affordable (and still are today). We now live in much larger homes, have more 'lifestyle' options and generally save less of our income.
Negative Gearing - Good or Bad?Banks are introducing more stringent criteria when assessing loan applications. This one strategy could save you over $100,000 over the life of your loan.

More flexible finance options then what the Big 4 banks offerThe BIG 4 banks have such a huge market share with very little competition that they have really tightened up on lending criteria. They are also doing things like increasing mortgage rates outside of RBA rate increases. There is now a growing choice of non-bank lenders that are not burdened with the huge costs of a branch network and are able to be more flexible with their criteria and offer very competitive low interest rates.
2016 - A new year... lets get on with it!
In Brendans' first video for 2016, he shares his predictions for the real estate market in Toowoomba for the year ahead. There are big infrastructure projects underway that will provide a lot of stability for many years to come.

Could Winter possibly be a better time to Sell then Spring or Summer
Home Sellers traditionally delay placing their home on the market through Winter and waiting for the peak selling seasons of Spring & Summer. Consider these points as to why Winter can sometimes result in a higher selling price.
Toowoomba Bypass Builder Announced
The Nexus Consortium has been chosen to build the new Toowoomba Second Range Crossing. This 42km long road will create 1,800 jobs throughout it's construction over the next 3 years.
Why most first home buyers do not receive the $15,000 Great Start GrantWhen the old First Home Owners Grant was changed to the Great Start Grant, the criteria for eligible properties was also changed which effectively put it out of reach of many first home buyers.
New 'off leash' dog park in Black Gully Reserve

You and your dogs will love the freedom at Black Gully Reserve with water troughs and great picnic areas to sit and relax whilst the dogs are having fun. There are also two sets of gates which creates a safe environment for all!
